PREVIEW: The manufactured home may be previewed on Saturday, February 20th from 1:PM to 3:PM and at 10:AM the morning of the auction also. Feel free to drive by and look any time but please do not bother the current tenant.

PREQUALIFICATION: To qualify to buy this mobile home you must present to our cashier a cashiers check made out in your name for $2000.00 to receive a bidder number on auction day. If you are the successful bidder your cashiers check becomes your down payment/earnest money deposit and under no circumstance is your $2000.00 refundable after your successful bid. You then have 30 days and no later than March 26 to pay the remaining balance and take possession of the manufactured home. The home will not be available for occupancy till March 15. NOTE: IF YOU CAN NOT PAY THE REMAINING BALANCE WHEN DUE, YOU WILL NOT RECEIVE YOUR $2000.00 DEPOSIT BACK UNDER ANY CIRCUMSTANCE.....NO EXCEPTIONS.

TITLE: A clear Arizona title will be presented to you once payment in full has been made. It is your responsibility to transfer said title in your name and pay all taxes and fees upon transfer. Buyer will receive a bill of sale upon full payment to accompany the title.

LOCATION: The manufactured home is located at M&M RV village at 28541 E. Arizona Ave. Space 5, Wellton, Arizona. The space rent of $1537.50 per year is currently paid through December of 2010. You may continue to leave the mobile in the park or move it at your discretion. The park fee includes everything but electricity. (NOTE: Mobile home park is a 55 and over park)

STORAGE: The storage shed on the property belongs to the park but is available for your use.

FURNISHINGS: Most all furnishings in the home will stay other than personnel items to be removed prior to the auction. Included in the home are beds, couches, table and chairs etc. pots & pans, plus and almost new washer and dryer.
