BIDDER INFORMATION An appraisal has been completed by Jack Wall of Country Town Appraisal INC and will be available for inspection prior to the auction. A “seller's disclosure statement” form 17 will be filled out and be available prior to the auction. The auction is “AS-IS-WHERE-IS” with no warranties and none intended with no refunds under any circumstance. You, the bidder, are responsible for inspection of the home prior to auction. Do your due diligence before buying! The septic system will be pumped prior to closing.
PRE-QUALIFICATION Bidders will be prequalified in that they will supply to our clerk, prior to receiving a bidder number, a cashier's check made out in their name in the amount of $7500.00. If you are the successful bidder at today’s auction, your $7500.00 cashier's check will become your down payment/earnest money and be deposited in our escrow account opened for this auction at Davidson, Czeisler and Kilpatric in Duvall, Washington. You will have 30 days from auction date to complete the transaction and pay the remaining balance. UNDER NO CIRCUMSTANCE is your $7500.00 deposit refundable, if you are the winning bidder. All other checks will be returned to the unsuccessful bidders after the auction.
TITLE REPORT A title report has been completed on the home and clear title will be conveyed at closing. Western Auction Company and Rose Realty will submit all paperwork to escrow for completion.
PLEASE NOTE This auction is conducted “AS IS – WHERE IS”, no warranties and none implied. A Seller Disclosure Statement Form 17 has been filled out for your inspection. Western Auction Company and it’s representatives have no knowledge of defects in the home other than what is contained on the form 17, or Seller Disclosure Statement. Upon your inspection, the buyer is responsible for any and all needed repairs. There will be no work orders nor work performed on this home prior to or after the auction. Western Auction Company and it’s representatives assume no liability for the condition of the home’s either visible or hidden defects and has no knowledge of same.
TERMS OF AUCTION This is a live onsite auction and the property will be sold ABSOLUTE regardless of minimum bid. There are no reserves and no starting bids. Bidding will begin at 11:00 AM sharp or when all bidders have signed up. Property will be sold “AS-IS WHERE-IS” no warranties and none intended. No refunds will be issued under any circumstances. Please note: There is a 6% Buyer’s Premium in effect. Phone bids will be accepted with a $7500.00 cashier's check on file prior to the auction.
PURCHASE / SALE AGREEMENT - CLOSING A purchase/sale agreement will be filled out with the successful bidder by Larry Whitfield of Rose Realty immediately following the auction. Any or all additional documents needed for closing will be submitted to Davidson, Czeisler and Kilpatric where an escrow account has been opened for this auction. Closing will take place within 30 days of the auction and no later than July 18, 2011. You will be contacted by their office to come in and sign papers for closing.

Prequalification requires each bidder to present to our clerk a cashier's check in the amount of $7,500.00 made out to themselves. You must have the check in order to receive a bidder number. NO EXCEPTIONS. The successful bidder's check will be non-refundable and deposited in the escrow account at Davidson, Czeisler, and Kilpatric in Duvall, Washington. All remaining checks will be returned to the bidders. The successful bidder's check will be considered earnest money / down payment and will under NO circumstances be refunded. The balance is due and payable in 30 days or by Monday, July 18, 2011 at the latest. Closing will take place in the offices of Davidson, Czeisler and Kilpatric in Duvall, Washington. Any and all taxes, fees, etc. will be divided among buyer and seller per standard real estate closing practices.
