There has also been an inspection done on the home and as required by lenders the septic system has been pumped. All of these items are included in your bidder packet.
PREQUALIFICATION:
All bidders will be prequalified in that they will supply to our clerk, prior to receiving a bidder number a cashiers check made out in their name in the amount of $20,000. The successful bidders check will be considered down payment and deposited in an escrow account until closing. Closing will take place within 30 days of the auction. All other cashiers checks will be returned to non-successful bidders.
TERMS OF AUCTION:
DUAL BIDDING METHOD: All bidders must be signed up and have their $20,000 cashiers check submitted to the clerk by 12:00PM auction day to receive a bidder number and packet. The first part of the bid method is a silent bid that must be submitted to our clerk no later than 12:30PM. Once all silent bids are received the top 5 bidders and any ties will be allowed to increase their bid in the OPEN OUT CRY portion of the auction. Starting bid will be from the highest bid amount in the silent part of the auction. The successful bidder shall be the person who supplies the highest bid in the open out cry segment. Although there is not a reserve on the home the successful bid is subject to "Seller Confirmation". Their decision to accept or deny the high bid is final. Any and all disputes will be decided by Western Auction Company and their representative.
AGAIN – ONLY THE TOP FIVE BIDDERS IN THE SILENT AUCTION PORTION WILL BE ALLOWED TO BID IN THE OPEN OUT CRY PORTION OF THIS AUCTION. NOTE: There is a 5% Buyers Premium that will be added to the final bid.
PURCHASE/SALE AGREEMENT: A purchase/sale agreement between buyer and seller will be completed immediately following confirmation an acceptable bid has been made. Western Auction Companies attorney, B. David Thomas will be handling this paperwork on site. He will also facilitate closing documents with closing held within 30 days of the auction. Closing will be held in Kirkland, Washington at the offices of Davidson, Czeisler and Kilpatric on or before December 18, 2006. Mr. Thomas will be in contact with the successful bidder to arrange dates and time for signing.
TITLE REPORT: A title report has been completed on the home and clear title will be conveyed at closing.

This house was built from Sept. 1977 until March 1978 by Jim and Velma Minard and family. After pouring over thousands of house plans Velma finally selected this as her “dream house”.
At 98 feet long this is a large house by late 70’s standards and everything about this house is custom. As an earth scientist, Jim made sure this house was built as a veritable fortress. Over a million ponds of construction material went into the building of this house. The foundation alone is a staggering 900,000 pounds. With 8” thick bricks and 2X4 construction inside of that the walls are over one foot thick (like a house within a house). The 14,000 bricks used are not the standard 4x8 brick generally used in house construction, these bricks are the 8x12 ones used to build bands and courthouses (all district courts in Snohomish County used these bricks, frontier bank also) The walls are all reinforced horizontally and vertically with rebar and concrete. All the beams and joists are larger than required by code. Even the 2,600 sq ft. daylight basement has higher than normal 9’ ceilings. The basement is fully heated and wired including two 240 volt circuits. There is a fully plumbed 4th bathroom waiting to be finished.
The main floor has a double door front entrance into a tiled foyer. To the left is the bedroom wing featuring four large bedrooms. Straight ahead through the french doors is a large formal living room with a picture window view of the Cascade mountains. Next to that is the dining room, also with a picture window view. The dining room has a French door connection to the kitchen and a pocket door connection to the family room. The family room has a large “heatalater” fireplace with a wood box that can be filled from the garage. The family room has an entrance to the kitchen and an exit via sliding glass door to the wood deck. Taking a right from the foyer leads to the kitchen w/custom oak cabinets, double wall ovens, generous storage, a pantry, a 10x10 eating nook with bay window, a mud room and entrance to the oversize 3 car garage and are adjacent to the kitchen. Besides 3 car parking the garage has a 10’ wide apron, a workbench and sheetrocked ceiling.
Outside there is a detached 2 car garage with woodstove. Behind that, nestled in the woods is an “upper” and lower coop. The upper one is mouse proof and was used by Velma to raise her State Champion Royal Cochan chickens. The lower coop can be used by any small animal up to dog size and with the addition of some “runs” could be a kennel. Below these buildings is a large pavilion used by Jim for wood cutting and storage. This was also used to park his tractor, implements and boat. Also used as a place to do outdoor jobs undercover, it boasts one of a kind construction.
The entire perimeter of the 5 acre estate is fenced. There are 3 gated entrances and with all gates closed dogs can’t get in or out. Jim has made hundreds of plantings, mostly native vegetation although an occasional redwood or butternut tree has blended in well. There is a mini orchard, berries of all kinds, a grape arbor that produces hundreds of bunches, flowers and shrubs and 3 lovely garden locations. At the bottom of the hill is a beautiful seasonal pond with an earth and concrete spillway and a creek that flows at least 9 months per year. This has been used by many ducks, fish, mountain beaver, raccoon, ferrets and the like. Perhaps the most impressive feature of all is the nearly four thousand feet of well groomed nature trails that connect it all together.
